Terms of Service

These terms govern your use of Khulja Sim Sim as a warehouse host, tenant, or visitor.

1. Acceptance of terms

By creating an account, listing a warehouse, booking space, or otherwise using Khulja Sim Sim, you agree to be bound by these Terms of Service and the Privacy Policy. If you do not accept any part of these terms, you must stop using the platform.

2. Eligibility & account responsibility

  • You must be at least 18 years old and competent to enter into a contract under Indian law.
  • You are responsible for keeping your login credentials confidential and for any activity on your account.
  • Hosts must complete KYC and submit valid trade / GST documentation before listings go live.

3. Role of the platform

Khulja Sim Sim is an intermediary that connects warehouse owners (hosts) with businesses (tenants) seeking storage space. We facilitate listings, bookings, payments held in escrow, contract execution, and dispute resolution. The contractual storage relationship is between the host and the tenant; Khulja Sim Sim is not a party to it.

4. Bookings, payments, and escrow

  • Bookings are confirmed only after payment is captured into escrow.
  • Funds are released to the host upon move-in confirmation, less applicable platform fees and taxes.
  • GST-compliant invoices are issued automatically; both parties are responsible for their own tax filings.

5. Cancellations & refunds

Cancellations are governed by the booking-specific terms agreed at the time of booking and by our Refund & Cancellation Policy. Read both before confirming a booking.

6. Prohibited use

  • Storing illegal, hazardous (without explicit hazmat licensing), or restricted goods.
  • Misrepresenting warehouse capacity, certifications, or condition.
  • Bypassing the platform to settle bookings off-channel after a match is made on Khulja Sim Sim.

7. Limitation of liability

To the maximum extent permitted by law, Khulja Sim Sim's aggregate liability for any claim arising out of platform use will not exceed the platform fees paid by the affected user in the three months preceding the event giving rise to the claim.

8. Governing law & dispute resolution

These terms are governed by the laws of India. Any dispute arising shall be subject to the exclusive jurisdiction of the courts at Mumbai, Maharashtra, unless settled through our internal dispute resolution flow first.
