Overview
Booking payments don't touch WareShare. Funds flow through a nodal account at our RBI-licensed escrow partner, held until the tenant confirms move-in. If the booking cancels pre-move-in, the full amount is refunded — no platform fee retained.
Escrow mechanics
Licensed partner
RBI-licensed Payment Aggregator under the 2023 PA-PG framework. Sub-merchant settlements are nodal-account governed.
Hold period
Funds held from booking confirmation until tenant move-in confirmation, capped at 30 days. Auto-refund triggered if neither side confirms.
Release
Tenant clicks "Confirm move-in" on the booking page → host commission split → net amount released to host bank account on T+2.
Cancellation & dispute
Pre-move-in cancellation
Full refund to tenant within 7 working days. Host commission not retained.
Post-move-in cancellation
Pro-rated per the booking contract. Disputes go to /disputes with a 14-day resolution SLA.
Force majeure
Documented force-majeure events trigger automatic refund of unused booking days; clauses in the standard MSA.
Audit & reporting
Reconciliation
Daily auto-reconciliation between platform records and escrow partner statements. Mismatches flagged in /admin/reconciliation within 24 hours.
Statutory reporting
Monthly settlement statements available to host and tenant. Annual TDS certificates issued for hosts where applicable.
